The project
Following the opening of the new Sydney Fish Market in January 2026, the former site is now vacant and ready for its next chapter of renewal.
The Blackwattle Bay redevelopment will transform the former Sydney Fish Market site between Pyrmont and Glebe into a mixed use waterfront precinct that supports living, working and recreation, while opening up public access to a continuous foreshore.
Mirvac will also deliver a 26,000 square metre public domain, with an ambition to create an ‘outdoor living room’ for the community, along with a new public foreshore promenade and a boardwalk that will complete the 15-kilometre foreshore walk connecting Rozelle Bay to Woolloomooloo.
Public space
Around 26,000 square metres of new public open space, including parks and a new foreshore promenade and boardwalk that will reconnect the shoreline and open this part of Sydney Harbour to the community for the first time in generations.
Homes
Over 1,400 new homes including apartments and purpose-built student accommodation to be delivered in partnership with Scape by The Living Company, supporting housing supply in a highly accessible inner city location.
Workspaces
New small-scale workplaces, supporting local employment and contributing to a balanced, mixed use neighbourhood.
Retail
Convenient retail and community focused uses at ground level to support everyday needs, and to activate streets and public spaces.
Creative space
1,200 square metres of cultural and creative space.

A precinct rooted in landscape that celebrates the foreshore connection
The project seeks to reconnect people with the harbour through a generous public foreshore and landscape led public spaces. The natural qualities of the waterfront help shape how people move through, pause and enjoy the bay.

Blackwattle Bay is being planned as a place for daily life – somewhere people can walk, meet, relax and spend time by the water as part of their everyday routines.

The precinct will reflect the layered history of Blackwattle Bay, acknowledging Country and the area's working harbour heritage. Public spaces are intended to support activity, storytelling and a sense of place that feels distinctly local.
