First buildings at Blackwattle Bay
A detailed application for Buildings 3, 4, 5 and 6 is being prepared and will be lodged with the NSW Department of Planning, Housing and Infrastructure, concurrently with the Concept Masterplan SSDA for the site.
The application will seek approval for the design, construction and operation of four mixed-use buildings comprising residential apartments, retail and commercial uses.
The proposal for these initial buildings is an important step in realising the vision for Blackwattle Bay, contributing to the delivery of a vibrant mixed-use waterfront neighbourhood with new homes, jobs and local amenities.
*The information presented is current at the time of publication and has been prepared to support community engagement. Planning, design and technical investigations are ongoing, and feedback received through consultation will continue to inform the proposal as it evolves. Details may change ahead of lodgement and assessment of future applications.
Location in the precinct
The proposal comprises four residential buildings located within the centre of the Blackwattle Bay precinct. Buildings 3 and 6 are taller residential towers positioned above a shared mixed-use podium towards the eastern edge of the site near the Western Distributor, while Buildings 4 and 5 are mid-rise residential buildings located closer to the waterfront.

Buildings 3 & 6 at a glance
Buildings 3 and 6 are residential towers positioned above a shared mixed-use podium. Together they will provide around 500 homes, with a mix of one, two, three and four-bedroom apartments. The podium will accommodate retail, commercial and parking uses, helping create an active and connected neighbourhood.
Buildings 3 & 6 design approach
Buildings 3 and 6 are envisioned as contemporary residential towers emerging from a robust, sandstone-inspired podium that responds to Pyrmont’s industrial heritage, harbour setting and connection to Country.

Buildings 4 & 5
Buildings 4 and 5 are mid-rise residential buildings located along the waterfront promenade, helping frame the public domain and foreshore experience. Together they will provide around 76 homes and almost 950sqm of retail space, including food and beverage venues and smaller retail tenancies that support an active waterfront destination.
Buildings 4 & 5 design approach
Buildings 4 and 5 are mid-rise residential buildings located along the waterfront promenade, helping frame the public domain and foreshore experience. Their design draws on Blackwattle Bay’s waterfront setting, seasonal landscape and industrial wharf history.
