Planning for the redevelopment of
the old Sydney Fish Market site
Mirvac is pleased to announce it is the preferred developer to work with the NSW Government on the redevelopment of the old Sydney Fish Market site, in a project delivery agreement with Infrastructure NSW (INSW).
Subject to planning and consultation, the 3.6-hectare site is part of the wider Blackwattle Bay urban renewal and will be transformed into a vibrant mixed-use precinct, comprising:
• Over 1,400 homes which includes apartments and purpose-built student accommodation to be delivered in partnership with Scape by The Living Company
• New commercial and retail spaces
• 26,000 square metres of public domain, with an ambition to create an ‘outdoor living room’ for the community. Planned public open space includes a central pedestrianised lane, cycleways, a skatepark, community kayak storage and a community pavilion
• A new public foreshore promenade and a boardwalk that will complete the 15-kilometre foreshore walk connecting Rozelle Bay to Woolloomooloo.
Sustainability is at the heart of the renewal, with a 6-Star Green Star Communities rating, 5-Star Green Star Building rating, and a partnership with the Sydney Institute of Marine Science to deliver living seawalls and target net zero carbon by 2030.
Working together to shape Blackwattle Bay
The project is expected to be delivered in multiple stages over the coming years. The next step involves preparing State Significant Development Applications (SSDAs), including opportunities for stakeholders and the local community to review plans and provide feedback.
INSW has already undertaken extensive consultation to inform the project vision since 2017, which resulted in the site’s rezoning in 2022 and can be viewed here. We're committed to building on this foundation and the relationships established to date. Having delivered projects like Harold Park and with our ongoing work at Harbourside, we understand what matters to the communities of Glebe, Pyrmont, and Ultimo, and we'll bring that knowledge to our engagement approach.
